Going Down..Down...Down...

Here's a few tricks we do on most of our basement's and ceilings these days, from open rail design to finishing "A" room, to mixing up the molding patterns to set our houses apart!

THE NO SO CREEPY CRAWL SPACE

Not only did we SPRAY FOAM the attic, we also SEALED the crawl space with spray foam and upgraded vapor barrier! It's not that much more to do this and it makes a HUGE difference in indoor air quality and comfort!

Since this house has a partial basement AND a crawl space, we decided it was worth the extra cost, since if we didn't do it, the partial basement would always be STANKIN' with that mildewy smell all to common in crawlspaces and other subterranean lairs! 

I HIGHLY recommend anyone building or rehabbing homes involving crawlspaces to check out the science and benefits of a SEALED CRAWL SPACE!

@Todd Whiddon this is fun.  

 I think you pretty much covered all the bases with this one other than nuclear fall out shelter and Breaking Bad cook kitchen, but all of them are possible and will be MUCH more comfortable because we installed.....

 We're gonna hold off publishing the exact numbers for EVERYTHING until it's sold, but we're gonna make about 1/2 what we originally thought due to all the problems and delays we encountered.  But even the 1/2 isn't so bad.... :)

WHAT'S BEHIND THOSE WALLS?

Another good habit to start if you get into NEW CONSTRUCTION is taking pictures JUST before insulation and drywall are installed!  This helps GREATLY if you or the homeowner need to do a repair, hang a barn door, or narrow down where something is leaking from. 

Instead of using Spray Foam like we do in most of our intown builds, we used a Radiant Barrier roof decking, which helps to keep the attic cool by making it more difficult for heat to pass through it, kinda like the film on most of the new Low-E windows.

Pictures are also FANTASTIC for locating outlets and wires that sheetrockers ALWAYS occasionally seem to cover up!

And if your wondering what the framing looked like behind our AWESOME living room ceiling, Well Here you Go!

 And if your sense of wonder is even MORE wondering....like wondering what those little orange tubes in the exterior walls are.... and maybe that slightly bigger orange tube above the fireplace.....   Well the exterior walls have an In-Wall Pest Control System that saves US money on our termite control systems.... And the Orange Tube Above the Fireplace is so that the future homeowner can run their cables to their TV down to their cabinet with ease!
