I think you've answered your own question. What's the best way to get started in Real Estate? Read your first listed goal: Learn Real Estate.

You said that you don't feel confident in your knowledge/experience/connections to jump in right now. Then don't. Work on that. At least work on the knowledge and connections part. Experience comes with experience. Look for local groups (REIA's or MeetUps) and network with them. Find a partner to help with the lack of Capital. Take inventory of what you do have and learn how that can be of value to one of those contacts you are going to meet when you start networking.

@Bryan L. I was actually thinking about this very thing late last night. I'm just getting started and must work in Real Estate part-time. I am going to be looking into the details of partnering with other agents and team-building here in Maryland. The teams idea seems to be fairly common around here. Good luck to you!

Hello and welcome.

If you will be living in the house. You can put as little as 5% down for conventional financing. You can consider it an investment, but the lender will consider it your residence. Typical financing for an investment home you don't live in is 20%.. Any good multi-family homes in your area?

zillow is a lead generating website. They make money by collecting the information that you just said you provided.

Hello Will,

Look into the Brother 2200 series B&W printer $80-$100 range.

Cartridges will still cost you around $50, but you'll get 2000+ pages out of one.

Wet ink-jet pages = a runny mess, not so w/ laser pages, so you could do post cards.

Laser color is going to cost you a lot more of course.

So, Ground Rent in MLS is a yearly fee. That's a relief. And, the Cap Rate is a fee to get rid of the ground rent or take it over. Interesting.

Does that often lead to a surprise expense of back due ground rent discovered through a formal title search?

Question: Does anyone have a good starting point for finding information on Land Rent? I don't know what that is. Baltimore specific info would be a bonus.

Good choice in going w/ KW. Looks like they are big on the training. Maybe you can get them to place you with a good team. That's what I'm looking in to.
