I have been searching for a contractor to work on my flip for a while now. I haven't been able to find one that is a good fit for my type of  job. Do you guys have anyone you can recommend?

Nope, thats just how the properties were built between 1860-1940.
Mine was built 1913. They have been fined twice, $4000 each, for illegal construction in 2006. How do i know if my building falls in the "not illegal" category?

I recently purchased a townhome in NW washington DC and i am starting to suspect the addition at the rear of the house has not been permitted. I have checked on SCOUT if there were any permits pulled but there aren't any. The house is almost 80 years old and the addition could have been built back then but it smells like illegal construction. How do i check if it has been built illegally and if so what should i do to avoid paying hefty fines?

That's nuts! The demo plan should be a part of the rest of their drawing package. Out here in AZ we do pull a separate demo permit so we can get started on demo prior to the building permit being issued, but my architects and draftsmen have always included a demo plan as a part of their package.


 Is there anyway i can avoid paying for it and let the contractor work based on the drawing? 

how much do you generally pay for the architectural services 

My architect has given me the final drawing bundle but is charging me extra $3,500 for the demolition plan. Do i need it for permit processing or should i just let the contractor handle it and not pay extra.
