Kenneth you left out trailing occupancy average for the last 12 months.

What annual expenses are you claiming off of the 12.5% stated existing cap rate?? 40,50,60 percent to arrive at your numbers.

What year was the building constructed??

What are the terms of the HUD loan and when does the loan come due??

No second mortgage debt allowed kills the cash on cash return even with higher NOI.
