Hi all,

This is my 1st time closing the multifamily. What should I be aware of at the closing date? What should I bring to title company other than IDs, cashier check? 

Should I ask the title company about pro-rated rent for the units and atonements ?

It would be greatly helpful for any tips.

@Sergio Castillo I tried to do FHA for my 1st MFI and it ended up financing the conventional given the loan insurance. FHA is a great way to finance your property if you think that you will not be able to come up with money in a short time or thinking of refinancing within a year or two.

I did not do it just because of all the insurance expenses taking from my NOI.

@Andrew Johnson Thanks for all the comments guys. Delta is about 10k for 635k purchase price. I think I am going to pay out of the pocket since NOI for this is about 8%.

Post: Inflation going up and cap rate going up. Should I still buy now?

Everyone is worried about rates going up and inflation going up. Real estate prices will either get pressed down or cap rates will be going up. Should I wait to buy multifamily for a year or two since prices might go down or cap rate are going up ?

@Brie Schmidt It is a 4plexes with NOI about 45k per year.

Hi all, 

I am in the process of closing the property. Appraisal value comes out lower than the purchase price and lender is only willing to go 75% of the appraisal value. Is there anything that I can do?

Hi John, 

Think of current valuation of S&P as 2007 RE market. It is at all time high. 

In my opinion, I would suggest 70/30 Market/RE. S&P is one of the components of stock market. You will need to diversify your holdings such as buying Europe index and EM indexes. Diversification is the key in stock market.
