It really depends on the time frame of your deal. 

If you are planning to pay back HELOC within 2 years, lets assume you would need 130k for down payment to do the apple to apple comparison and plan to pay back in 2 years.

Bank 1 will cost you 10400 vs Bank 2 will cost you 11700. If you plan to hold longer than that, bank 1 is not an option since end rate is too high.

@Niki C. Most banks won’t finance you unless it’s 25% down depends on occupancy and units. I would say from 4.8 to 7.5.

I have not bought any rehab properties. This is not a complete rehab project. This is located in prime location with class a all around. The building is in class C shape and I want to bring it to class B standard so I can charge more rent.

I am just trying to figure out what kind of interior renovations would give the bang for the bucks such as stainless appliances, kitchen counters? 

What are the Reno budget should range from 3-40k?

What are the some non-traditional value add on 21 units? The units are at a prime location, great tenants base but old buildings.

@John Harvell  Thank you for your insight. This deal is more of a covered land play. I have put the number down and getting to something close to what I like. However, I was trying to figure out previous transaction around the sub market area to be better informed whether I am overpaying or not.
