Just wanted to give you all an update... 

We STILL use Buildium to this day and LOVE IT!! this is a company that is striving to be better and I see them making updates and adding new features all the time and its taking the direction of property management to an amazing journey of simplistic automation and less overall work load! can't say enough of how great of a company they are.... 

If anyone is interested in joining I'd be happy to provide a referral. I believe right now Buildium is offering $50 credit if you join and we get $50 credit too! I'll just need the full name registering the account and the email address and I'll submit the information to them to get referral credit. Super easy! :)

If that's what is owed not an overage paid by accident then there's nothing to refund because they owed that balance... And them always being late is more reason to stay strict about enforcing your policies. On our leases tenants that constantly make it a habit to pay late always are an issue.. Take action

Let me add that there are plenty of wonderful tenants out there that I don't mind giving a holiday thank you gift so what we give them is a nice thank you card for being our tenant with a candy cane or two.. something like that doesn't cost a lot but they know that it's a handwritten card and let's them know that they are appreciated and that really goes a long way :)

It's not running at full sail to consider his counter price. I'd say if deferred maintenance was up to date and solid rent history is consistent would allow a higher offer but not in the present. You need to judge your offer based on the now with expectations of what could be more income generated later is always a wonderful plus but the price has to be right...

Welcome! Great community here with amazing folks. I'm quite active on here but as a lurker LOL but I will be changing that soon. 

A BP meetup for our Southwest Florida members would be great! I'm located near the Cape Coral area and do quite a bit of buying and renting all over Lee County. It's always wonderful to network and build solid relationships with others in the same career.
