What system are you utilizing for your keyless entries on each unit where you can remotely change the pin codes? I have tried several different keyless systems over the years and from time to time we have a defective one but in person need to change, add, remove codes. I'm trying to find something that could maybe would stand more of a commercial use then having the current system will utilize where I could remotely change in attitudes and such from afar to automate processes better. We presently use Schlage keyless turn and auto locks.

Hi George!

Very inspirational to read your post! It looks like you've been through a long journey and it's going to pay off for you just as long as you stay the course! I do have some questions as I myself have been doing research into the multifamily space specifically building my own concept of construction for a housing model that has worked for me very well and existing properties that I do presently for affordable housing and I want to build from scratch something that will really help the community out keep the affordable housing intact while also maintaining quality!

How difficult has it been to find banks that are willing to do land loans for you based on an LLC assuming that your structured that way?

How much down do you have to put percent wise to get the loans?

Is there anything you suggest that I bring forward for a bank or private money investors to consider with what I have planned for a build-out that could help the process of getting approved quicker so that I'm prepared when I start inquiring?

What kind of construction did you decide to go with (CBS, Wood-frame, Modular, etc)?

I noticed you mentioned that you guys got screwed with the internet cable provider.. I'm just curious but what actually occurred? Anything you took a wave that I could use so I don't make the same mistake?

I appreciate you so much for posting your experiences thus far and I wish you nothing but continued success!

Since you're the new owner and you can't get a hold of your renter how are they going to send rent payments now to you? So once you don't receive payment I suggest you go ahead and post your 3-day pay or vacate notice on the premises and then provide your contact information and if no one reaches out to you you go over there after 3 days and nobody is home and here's that it's been abandoned right they basically moved out you can go ahead and take that possession but at that point if there is someone there and you can clearly tell that nobody has left then you can proceed with eviction route and certainly call up animal control to let them know about the situation with all the cats! Good luck let us know how things turn out.

Hi everyone, 

I need advise on the best way to structure a company to obtain refinance loans and purchase new properties. 

My sister and I own a property management company which is an LLC with a tax classification of S-Corp which also happens to own all of the properties in the same company name.  Right now, we're trying to get refinance loans in the company but find it difficult to work with banks wanting to loan to an LLC. I've been given advice to put the properties in a trust or to quit claim back into our personal names to qualify for better loan terms and then quit claim them after the fact into a separate new company so that the property management company is separate for liability (management company would have no assets and other  LLC or trust would have the assets). We realize if said properties are to be in our personal names we have more liability issues potentially and when we apply for loans we could get better terms in interest rates and opportunistic for approval with the banks. The only down side we don't like is if we apply in our personal names our personal credit will be used and I was hoping we could build the business on its own footing. I want to get your opinions of what you're all doing by asking my fellow BP pros that deal with multiple property holdings.

I heard about Fund&Grow from being a member on Bigger Pockets and seeing posts made in the community forums from other members and was impressed to see upper management taking a priority to respond and be engaged with us. A short while later I saw a webinar 2 for the price of 1 promotion offer and I decided this would be ideal for my sister and I to participate. Thus far my sister was the first to get started since she had better overall credit scores and less debt than I had so she was an ideal candidate and as for myself they took a look at my credit profile and gave me the proper guidance on what pay downs I needed to make to be an ideal candidate. Being in the real estate industry primarily its most often that I'm required to jump through many hoops just to get affordable financing and I was surprised by the fact that for many years I had to use my personal credit just to build my business and it always bothered me that why would I need to be suffering from lower than desirable credit scores and debt for something that had its own business entity and needed to get its own footing established. This is where Fund&Grow made perfect sense! Listen, I'm great at building my business, buying investment properties and making them rent ready to provide folks with affordable housing. I spend a good deal of time working on my finances but that takes a LOT of time and energy! I then did my DD to research the company further and I found videos on YouTube posted by Ari Page and Mike Banks and just to see how much info they gave away for free to educate the consumer really showed me their passion and expertise in their field! I realize what I'm good at and I realized what they're good at and you need to follow the money so I banked on the fact that I was being taken care of and thus far my expectations have surpassed!

When my sister and I signed up we connected with Zac Ricci, who was our Senior Credit Analyst and he was very informative and did his role in a clear and easy way to understand!

On my sister's second batch she was assigned to her most recent Specialist who shes working with presently and her name is Bianca Rivera and in her second batch she obtained her $91,000 for a total of two batches combined is $113,900!!! My sisters thoughts have been positive 5 stars and she highly recommends this company and shes incredibly grateful working with previously Tiffany and she has nothing but very positive outlook thus far working with Bianca!

I was able to get my very first batch finalized last month and my specialist that I was assigned to is Michael Richard! he is articulate, his communication is TOP NOTCH and is someone that I would highly recommend working with!! Hey Anthony Your story is definitely inspirational and I love how you incorporate being a football coach into your strengths to mitigate your risk and game plan for your investment strategies building your team over in Memphis TN living primarily in California. I myself have thought about investing outside of Florida to expand my company so we can become nationwide (and maybe international one day! Hehe) so reading your story is nothing short of amazing. Great job coach!! :)

I absolutely love it! Brilliant dad, great job! I actually started out reading Rich Dad Poor Dad and The Millionaire Next Door when I got started and books really get a deep understanding of relating and learning new things! The biggest problem is you either have it or you don't.. If you don't you'll need to look at things in another angle and make it work but it can work! I think you have a son who is going places and has wonderful parents guiding him :)
