Hi BP

My name is Thao Kieu, Realtor from NJ part time & full time IT project manager at FUSA. I feel like I am going to RE school with Josh & Brandon these years, listen to podcast when I drove 2 hours from NJ to DE, when I cooked, when I walked or even....in bathroom. Sounds gross...sorry :D 

Thank you BP so much for what you do, I am one of the millions people benefit from BP without paying fortune for it. I also looking for career at BP to talk about RE all day.

I may have job relocation to Denver & am looking for RE school there to get my license. Do you have any RE school recommend, I like to attend class rather online. Thank you so much for your time.

James, things changed since then, I am getting my green card soon & do not have to worry about it. For now I am focusing on getting more properties.

My house 3B 1.5B, complete rebuild from the basement,construction company said the architecture will take 2 weeks, I will keep track to see the actual number of day to get this done in order to get permit & have the project moving.

I am working for a Vietnamese outsourcing company based in US, as a onsiter, I travel to where my client located. In average I move every 12 to 15 months depend on where the project goes. Apartment rental is not tax deductible & it goes up at least 5% per year. I made one of the most stubborn decision as most people who know me well said & bold as I think I am, I went ahead to buy my first home in Wilmington DE & offer short term rental for people like me, onsiter. Here is my philosophy: Don't gamble if you can not afford to lose.

If my project does not get extend, if my working visa can't be renew to stay in the country, well give the bank the property which I already have some equity in it (buy it right thanks to my agent who helped me to negotiate it price down) & absolutely I don't die to see the down payment & closing cost down the drain. Building wealth automatically and getting paid to do it. Buy owner-occupied multifamily property or even single family property and getting paid to live for free. How can you do that? Well, no matter if you rent or buy at least 1/3 of you net income will go toward it. What I did was buy a single family home 3B2B in Wilmington DE, it is out of the city but not way too far where all the restaurants, office located. Many people who travel for work like me, we need a place to stay but not in a position to commit to long term commitment. I offer short term rental on Airbnb in 2 other rooms & I keep one for myself. 

Living for free with my first property is not too bad.

It all come to what kind of tenant you want to rent to, figure out who your customer will help you a better path to go. The level of rehab also depend on how much you can handle.

When I started out I looked for something move in ready cause as the team of one, especially I don't know anyone or I could not fix anything. I travel for work a lot so I choose the same people like to me to rent it to, low maintenance & they can afford what I offer. 

But now after 2 properties I gained much more confident, knowledge, I am ready to take on a bigger project with some level of rehab to play with.

 Hi Jeri,

It all boils down to ability to pay rent.  If they're late, you give them a pay or quit notice.  You just can't get involved in their personal problems.  

So, rent is due on x date,  If it's late, they get a pay or quit notice.  End of story.

You will drive yourself crazy trying to predict the future, so I advise you not to go there.

I think you open yourself up for a discrimination suit in CA, if you kick her out based on her income, out of fear it won't work out - before there are any actual problems.

So, my advice is to not worry until you have to.  If the rent is ever late, give a pay or quit notice.

If you don't want to approve any prospective roommate, then do so legally.  In CA, tenants are allowed to pool their incomes to meet income criteria.  So, you'd have to deny the roommate based on bad references or credit score, in my opinion.  Or the fact that their income, combined with the income of the current tenant didn't meet your criteria of 3 X the rent, etc.

 Sue, totally agree with you on this, if they're late, they're late & just follow the rule to serve them notice when the time comes.

 Great advice Joe, I have been looking rental properties along with NJ transit stops, my focus is easy transportation for people to work in the city but do not want to pay expensive rent in NY.
