Hi everyone! I have been learning wholesale for 4 month. Now, i will put it in action. Everything is set up. The contract, which i have to sign with seller, is the one that i concern about. I hear that to make you better and easier to make the seller sign the contract. You better to pay the attorney for couple hour to create the contract that will easy for seller and buyer. Should i do that or should i do the TREC ( for free) contract. Thank for your advice. That will help alot.

Hi! I need help from rehan cost. The house is 1138 sqf. 3-1. 6 windows. 6 door. No light. No sheetrock or drywall. Nothing left. Foundation little not level. The roof have no insulation. The house like burn house nothinh left. I have the picture too. Coukd sb give me roughly rehab cost.

@Joe Villeneuve thank for your advice so much! He dont use the title property as loan. He get the loan by his own asset so that he has cash on hand, and the tile on the loan not under any liens. anyway, i think that is too risky. Agian, your advice make me more clarity about his idea.

We are a group(3 pp)and we have the property under contract (1ST DEAL) with 70k. Arv 90k. The house is just need little bit of work. 1st guy think this house is very good deal, and he want that he will get money lender for 73k for 5%(5 years).He want to find sb want to do the owner finance for that house with 90k. In worst case senerio he can sell the house if it take too long to find owner finance. The other guy want to put the deal under contract and at the same time, he will marketing that with wholesale deal and can do owner finance too. If time is up and nobody want it. He will terminate the contract( this way he dont want risk with his money). Me, the last person in the group need the advice.. thank
