@Kate P. Me and my wife are under contract for a 15 unit motel that we’re thinking about turning it into a hostel type situation. It’s in a beach town in N. Florida with lots of biking, seafood, aquariums and lots to do.

@David Gatlin another option would be to find a fixer that you could pay cash for. House hack it so it pays you money and then you could get a heloc really easily and do it again. I’m just afraid it may be difficult for you because of your age to do the brrrr. It’s difficult for people and they’re older. You have a year to learn as much as you can and find either a big house or duplex. You can do it.

@Dave P. I wouldn’t mention anything about owner financing per sae I’d say something like you can make their payments for them or that you can make their payment go away.

Tallahassee is like a lot of places, low inventory and lots of investors. It’s like good old fashioned gold rush here. Is it any different there?

@Bjorn Ahlblad I’m from the UK and totally agree with you. I love to hear people tell me that it’s so much better over there. Go live there, the grass is really a shade brown. Very few opportunities, high taxes, lots of poverty, they’ll give you a house and you’ll live in it cold and unsatisfied. You have no money for heating or nice food, you’ll walk everywhere because owning a car is far too frivolous. I came to this country with a bag of clothes and have worked damn hard to get to where I am. The difference is I’m getting somewhere here. Over there you’re just on a treadmill working hard and staying in the same place.

@Imran Ahmed it’s located in the lake Jackson area. Nw Tallahassee which is not known for rentals, especially for that much money. I think you could get around $1800-$2200 quite easily but if you want to wait you could get the $2400-2600. Personally I think that’s nich though, so you could be waiting six months. For me it’s just easier to guarantee the money by splitting it up. I don’t like maybes. I like to mitigate them as often as possible

@Imran Ahmed I’m with you $2400-$2500 is a hard pill to swallow. In my opinion I’d split it up if you can. I’ve just turned my 4/2 in a 4/3 and pick up $2500 a month easily.
