For those who are in the 5-10 SFR and are buying more, how do you finance them? I have done the hard money, rehab, ref into conventional loan for one rental. The last 3 I did were VA vendee financing (when that was available). Since, I have been flipping but want to get back into more single family rentals. My question is for those out there that buy SFR rentals; how do you finance them? I'm looking into a toward local bank that requires 20% down with a max term of 15 yrs. When I got into this game a few years ago I wanted to get as many properties under control with as little money down as possible, but am now considering another side of things. I would love to hear how people with multiple SFR finance their deals either by choice or by what the current financial environment forces you to do. Thanks in advance.

Rob Ainbinder Welcome aboard Ro. Houston is a great city for RE investing. Being new to town and having no cash you might just want to pick some subdivisions close by and start driving them, see what kind of houses are there, what the people look like, how they treat their houses, etc. Get on HAR.com and start seeing what things are selling for in those areas and get some education at a RE club. RICH club is good, Lifestyles Unlimited is good too. When you get familiar with some subdivisions maybe you start doing some wholesaling or at least learn the techniques as they will serve you well when you are ready to buy.

Welcome Mark, seems that the Houston area is very well represented. I do buy and hold as well while mixing in a great deal of buy-rehab-sell. I have been a member of LU for several years so you may want to check in there too. This place is better than any club IMO, so settle in and read everything. Beat of luck to you.

Thanks all for the nice welcome! My rentals are all around the suburbs or Houston but the last 5 flips I have done have been in my local area. The "newly hot area" you comment on was confirmed with the completion with the last flip. We bought it in Jan and comped the ARV at 117k, by the time we put it on the market in March we got 2 offers within the first week for 129k, closed at 125k with no contributions. So yes, the market is heating up and we expect to really hit a home run on our current project, just hope we can keep finding deals while the market is rising.

Along with the flips I'm looking for more rental doors, specifically a 4plex for my next rental. Thanks again to everybody for the nice welcome and I look forward to being part of the community.

Hello, I have been lurking in the bushes for 6 months and now I'm making it official. I live on the south side of Houston in the Clear Lake area and have been doing single family rentals and flips for the last 4 plus years. Looking to step up my number of rentals, be it with more single family or a few 4 plex's then on to large multi units. Would love to meet some like minded folks in my neck of the woods. Nice to be part of the community.
