it is just a normal oo conventional loan. I have other mortgages that are for investment properties. I just want to make sure it's legal because I have only had this loan a few months.

I just bought a house in April in Texas that I planned on living in for 2+years. I might have to move to Idaho because of some family medical issues. Can I rent my current house or and buy another house in Idaho to live in or do I need to sell in order to avoid committing fraud? I want to stay on the right side of the law. Thanks

I think you need to decide what you want to invest in before worrying too much about what kind of lender you need. You can use private money for anything. It can be more expensive than using a bank though.

Start reading books on real estate investing. Save some money. Buy a property. Now your an investor. Good luck!

call a credit union

I pulled100k out of a 401k to buy real estate. I did it at the right time. I made back the money from taxes and penalties and am making 12% cash on cash return. I didn't do that good in the 401k. Just try to time it right so you don't get hit so hard with taxes. The money I lost to taxes and the penalty was equal to the company match money I had anyway. Do what you think is best for you.

In Kuna, Id 100k-200k will bring 900-1300/month
