Hi @Linda King

Let me tighten the ask. Let's say we start with a piece of dirt. . .

Besides bringing in the sewer and utilities from the city, and laying asphalt, what other stuff goes into making a piece of land into a MHP?

Your Mileage May Vary,

So my question is, how do you "get over" the embarrassment in asking for money when you know you have a good deal to present?

Dear Dawn, embarrassment is unnecessary. Take into your heart, "if the deal is good enough, the money will find you."

Bring a smokin' deal to a REIA, and folks will line up to dance with you.

Heck, bring it to me, I will not only fund you, I will offer piggy back rides and mani/pedis.

Walk boldly folks, and hold hands!

Good thinking outside of the box. My brother @Al Williamson is an innovator in what he calls "hustle lording."

You have an opportunity in increasing your square footage NOI of your property. Call the ball and make it happen.

I know where EVERYBODY can find private money!

Even better, private money for. . . . REAL ESTATE.

The secret, Real Estate Investment Meetings. REIAs

The plan: networking

The where: www.meetup.com type into the search box "real estate." in your locale.

It galls me the scams that are out there. There is no magic bullet or secret list to find money. No clown show gurus, nor facebook secret portal pages promising money.

Pull up your big gurl panties, get your business cards out and go talk to people. Key on the folks with the nametag, "Ive got money."

As long as you follow fair housing rules, and don't use race, color, national origin, religion, sex, familial status or handicap in your criteria, it is your decision. What Brothers Rob and Tom have opined.

You are fortunate to have the good sense to have a 'gut check.'

Go with your gut, rather than the rose colored glasses that I have been burned with.

As far as denial, if you dig deep enough you will find something that you can hang your hat on. And as wiser people have opined, say nothing. Go with the most 'qualified' applicant.

'Qualified' now that is a smoke and mirrors tool in our landlord warchest
