Hey Old Friend!

Cheap way: industrial sized spray bottle of Frbreeze (sp?). You may need to pull all of the carpets also.

Expensive way: there is a paint brand that will cover odors, and you must first wash the walls.

Nancy you are popular! Three posts while I was typing mine.

This is a game changer. . . she has NOT done her due diligence and you are the best arbiter/judge of the surrounding community, since you are boots on the ground.

Market determines price. She needs to come into line with the market.

Hi Nancy Capron,

Your friend needs to consider the concept of 'value added.'

What ELSE can she bring to the table to make the home either more differentiated in the marketplace, or exclusive?

Think fully furnished for executives coming into town on a short term basis.

Think historic cool factor (was the local brothel. . .)

Think a health club membership with the rental. . .

Secondarily, think concessions over lowering the lease.

(e.g. . . pay 11 months and get the 12th month free-on renewing the lease)

I could keep going, tho' I don't want to hog all the goodness, and Jon is spot on!

My 0.02:

Definitely on being likeable, that sticks-even with the curmudgeons.

My gentle suggestion is to have your OWN appraiser in your war chest.

. . . as knowledge is power, pony up for your own appraisal (with the guy who is sensitive to you). Present your schweet appraisal to both the buyers as well as the lender.

It will have sway, or at least keep a portion of your $$25K still in play.

Let me say EVERYTHING that Brother George Paiva said, make these inviolate rules.

Let me add, hyperinflate the rent $50, and advertise regular rent. Written into your lease agreement is the hyperinflated rent and you have an addendum for discounted early pay.

If they pay you before the 1st, they save $600 per year. If they pay on the first thru the 3rd, you just made $50!

$25 of it goes to George and I!

Joking aside, have a heart to heart with your new tenant that 'we are partners' and a non-negotiable rule of the partnership is on-time payment of the rent.

My BP peeps:

Been toying with the idea of sitting for my AGENT'S license because I slept the December 31 deadline to become a BROKER!

Arrgh, so I have to park my license at at brokerage for 2 years here in California.

Since I have to bide my time, might as well learn and do what I am interested in. . .

I plan on investing in apartment buildings, repositioning strip malls, industrial properties/storage facilities, brokering commerial loans, etc. . .

My question, can a snot nosed noob start in a COMMERCIAL real estate office, or do you brokers only take seasoned professionals?

What is the difference in the office aura, the training, the mentoring, the camaraderie?

When to start on the CCIM designation, if ever?

How to start querying offices in my locale?

I dont think I can stomach being a 50 year old intern.

Keenly interested in what my mentor brothers @Joffrey Long and Joel Owens have to opine!
