Karen Margrave please know that I am VERY interested in your thot process and vision of your niche and how you accomplish your goals.

My brother and sister Modds Karen Margrave and Will Barnard how thoroughly KOOL would it be for a regular (monthly/quarterly) get together?

Look at the power we have here in: Joffrey Long, David C., Brian Gibbons, Sunny Jo Gardner, Peggy L. and others!

It is SORELY needed here in Southern Cal, I have endured the rounds of wannabe gurus, pitch fests and self important realtors that love the sounds of their own voices (there was one RE organizer who pitched a mlm scheme on a bottled soda) sheesh!

So, I will humbly help to make this happen. It would be a wonderful opportunity to mastermind.

Lets revive this, how do we make this happen?

Chris, listen closely to my brothers Ned Carey and Will Barnard. Glenn is spot on also.

At a pivotable time, Enron and Lehman Brothers were a really good and undervalued deal to be had also.

My strong suggestion is to hire a very expensive demographer and ask her about the tenant mix and what is the future of your subject property.

This small investment might just save you an expensive education.

Actually If I wasn't already committed to tax liens I would say notes is a great way to go too.

Beware of the drab snow covered, no sun for freekin' ever midwest.

I, born and raised in the city of the Angels, spent the better part of my medical career spanning Kansas, to Minnesota, to South Dakota, to Wisconsin and gud lordy Nebraska.

There is a thing called seasonal affective disorder, which I thot was for sissies. . .

. . .and realized that I am a big sissy when it comes to cabin fever and bone chilling cccold, and everything is DEAD until spring!

You WILL miss our paradise-like sun sun sun, even though there is no rush hour traffic.

Bobby, this may be either a giggly moment or an expensive lesson for you.

When I have a tenant that wants to hold the unit, I have them sign the lease and collect a deposit TO TAKE THE PROPERTY OFF THE MARKET.

Written on the first page of the doc explains that if they back out and don't take possession, they lose the deposit as liquidated damages.

Nuff said. If you don't have a doc that says something like that, time to consult an attorney, you may be dragged into small claims court.

John Chapman I feel your pain. Eventually the market corrects itself. . . sometimes after we have passed on to the great divide.

I think you should have a heart to heart with Brian Gibbons, he is the master of the upside down and no equity solutions.

Pleased to put you two together.

. . . and with all of the salient advice you have recieved thusfar, perhaps this exit pain can be mitigated.

Samson congrats on scoring a good deal and biting the bullet. What forces appreciation is all cosmetic. Structural repairs or necessity items are expected and brings you up to zero.

New paint, both interior and exterior, new floors, granite counters (in a B- property will make it a B+) and landscaping et al. will force appreciation AND allow you to raise rents.

As you have checked comparable properties, if they all have updated HVAC, welp you gotta step it up also! Hopefully you punished the seller with discounts for the deferred maintenance.
