It doesn't look bad in and of itself, it just is not standard. It would make some wonder.

Great story, though.

There are a bunch of red flags there. Update us on the outcome. My prediction is that there is some history or fraud/etc.

As a service to select clients (business consultant), I suss out scams for them in their various business dealings. It is not my main "thing"; it is more of a pro bono crusade, actually.

I used to live in South Florida. There are scammers everywhere on planet Earth, true enough. But realistically, some places attract them more than others. I would easily wager there are more scammers, amateur and professional, in Florida per capita than every other state excepting CA and NY.

That still doesn't explain the magnet you have. I would love to see your earlier ads and read them verbatim. Something drew them to you!

I have been back and forth about this, due to my background, both professionally and personally. I see the points on both sides.

I personally now love to "take advantage" of the fact that 99.9% of the time people give an extra edge to people dressed a certain way.

There was this missionary who was extremely successful, and part of the explanation was, within reason, he went with the flow. Saul/Paul: 1 Corinthians 9:19-23

Bad debt:

Depending on how flexible you are, you could get a temporary housing situation if the August deadline comes upon you and your wife before you have the multi-family purchase set.

My first instinct on the illegal business motive of the prospective tenant was also "grow house op", but, upon looking at the planned upgrades, it sounds more and more like an illegal swingers' club.
