I know someone who spent four years plus a few months on an involuntary manslaughter charge. 

He had no problem renting in working class neighborhoods, now that I think about it.

One of his previous landlords has a more extensive criminal background than HE does! (tax evasion, liquor violations in bar business, slumlording, etc.).

If I were hired to mediate your "dispute" I would propose that he sell you one of his properties, and carry the note. This way, if he is 100% correct in his estimate of the future, at least it minimizes the damage.

A single person or older couple probably would want to be in the upper unit in that situation. They would love for the family with the child to be in the lower unit!


You appear to be way too emotionally entrenched in your business. You need to hit the ignore button.

Read her texts then ignore them for a week. Do not answer your phone, let all calls go to voice mail.

She will escalate till she reaches the point of explosion, try to push her mentally over the edge. Crazy can be fun to watch provided you deal with actual emergency repairs. You are stuck with her for now so you might as well get inside her head and see where you can lead her. Instead of stressing over her have fun with crazy. Wind her up till she breaks down.

Hahah!

Section 8 Tenants

You've already got exposed rocks, so I would double down. Add gravel. Tons of it. It would be much less expensive than the paving estimate you mentioned, and it would cut down on some of the erosion you are experiencing. It's not the most ideal solution, but it is the least expensive.

People like Dave Ramsey are fine for just the very BASIC ideas that they are trying to get across, the principles of not trying to keep up with the Jones, and not being a slave to debt, for example.

I am a real estate newb, but this thread reminded me of something I already knew: banks are in the banking business, not the buy-and-hold real estate business. Before I read to the end of the thread, I was tempted to post a reply stating that. I am not surprised they took the loss. They would prefer not to, but that is better than months, and maybe years of goose eggs. I wish more financial institutions in my area weren't as hard-headed and greedy, because many of the neighborhoods could have been revitalized long ago with a few short-sales.
