Welcome to the BP community!  Go under the "education" tab and go through blogs, podcasts, anything you can get your hands on.  Start visiting your local REIAs and talk to experienced investors.  What is the niche you want to do?  Don't try to do everything at once!  Get a niche, learn it, do it!

All of those gurus are out there, they give you hope that you will achieve your dream, and are very willing to take your credit card, check, first born, etc.

However, that is when you need to look at yourself, what are you willing to do to accomplish your goal. Do you set goals, do you set mile stones, do you make calls, do you go to REIA meetings, are you educating yourself through the many sources here on BP.

Have I spent money in courses, yes!  But what I learned is very critical on what I have accomplished, so it was education for me. 

What they offer is the same, nothing new, maybe presented differently.

I like what @J Scottstated.  Bottom line, you have to take the leap of faith, believe in yourself with proper education, not paying $20-$30K+!
