Anyone?

I'm trying to figure out the best way to organize my real estate files. Do you guys have certain filing systems you use? Are there any good products I can buy to help oaganize my paperwork?

Please explain how you organize your files.

This one might be bet for the appraisers out there. What is the best improvement you can make on a home/property? New Bath / New Kitchen / New Bedroom?

Also, what is the worst. Someone once said pools were bad investments, but I don't get why. Anyone?

Just thought about using Ebay as a means of marketing property. Has anyone sold a property through Ebay? What are the benefits? Downsides?

WHat is the best way to start learning about notes? I don't really know much and don't want to pay for some course when I can find the info online or something.

Also, what are Cash Flows?

I was wondering if anyone can purchase a HUD home or a VA property, or are they earmarked for certain populations?

Why would the cash flow be better on commercial properties? Do they usually have better cash flow then residential properties??

How do you actually "assign the contract"? I've heard a lot about this form of flipping, but I can't figure it all out. What if I found a property that I could get a good price on: How do I first get control, where I can "assign" it? I get the part where I find someone to take it over for a higher price, but I also don't understand how the actual deal is "brokered". What contracts are used?

How does closing happen? Why would a property owner allow such a transaction to occur with their property? Why would they not just sell it for the higher price themselves?

I know nothing about this. Do you pay a mortgage like on a typical property, or are there other names. How about paying wherer you're located. Do you have bills to bull sewage and water as well?

The market could definately turn, and people will be stuck with large mortgages. I wonder if the pre-construction boom will be affected when prices flatten or turn....
