Where are you located, and how would the mentoring work? Thank you.

Hello everyone. I had a few questions I wanted answered about using architects. I wanted to do some big rehabs down the line, and thought having an architect would be helpful.

1. How are architects paid? Do they get some percentage of work, or are they just paid some flat fee? Are they really expensive?
2. How does the process work when you use an architect? Do they usually have the contractor contacts, or do they just hand off the project to you when finished?
3. Could someone walk me through the process of using an architect. I mean from the first call to completed construction.

I saw that episode also. That was pretty crazy. I'm allergic to bees, and that situation would really freak me out.

I wanted to know what improvement is the best to raise the value of a property when the time comes to sell it.

Are there any appraisers who could give a professional answer here?

lol. Judson is right. I haven't seen very much info at all about developing raw land. You've got 2 customers for that book here! Let us know how things go as you move along.

Having someone totally control the transaction would make me a bit nervous. It seems like there is a lot of room for you guys to get sued doing this. Do people just give you power of attorney and then tell you to call them for the closing?

No offense, but I'd be a bit afraid to do this.

Thank you all. These are all helpful suggestions. I like all cash's one file per transaction method. It makes the most sense to me.
