Healthy respect to those that invest out of state.  I can make the numbers work with local investment, self-management, good tenant selection, established contractor network, etc.  I would not be good at making money with anything 50+ miles away.

@Terrell Garren I have always heard what you said, but my question is if I paid zero taxes because of my deductions in real estate, will that make my schedule E look unprofitable to an underwriter when looking for a loan for my next property?

I don't know.  I've only used HELOCs on my primary residence to borrow. I've never leveraged my rental property.

@Luke Carl That is such solid advice you provided. It's taken me nearly 15 years to acquire 26 LTR SFHs and get to the point where the past investments will cash flow life and pay for one additional SFH per year. My experience is that a good W2 job jump started REI, REI wealth accumulation is slow and requires hard work. In the end, completely worth it.

I've never staged a rental, only virtually. It is a waste of money.

Wholesalers do not send good deals. Build your own funnel. Cold call, door knock, send mail, etc...

Not if you die before selling.  Generational wealth you know.
