Good advice. I certainly use a tax professional.  In my situation, paying for a CPA would be like using a GC to hang a ceiling fan.

 IMO Established contractors don't reach out.

 The reason she's looking for property this fast is because the previous landlord cancelled and decided to rent it for family members instead. this is what she said.

The best thing to do is talk to other real estate investors locally or a local property manager and ask their opinion. They would know if the area where your house is located has aggressive enforcement of permitting.

Much like getting a dentist's advice about your hip replacement surgery.

Showstopper.  I don't even select candidates that breeze through a viewing in 5 minutes.  I want the person that takes time to visualize their belongings and daily life at the property.

Summary - There are a couple options for laying cable. Trenching and drilling. Construction is expensive.

We purchased a second (vacation home) in 2008. Used a 1031 of a land sale to avoid taxes.  Surely, we enjoyed it many times but after our kids moved on it was more work and worry than fun. Wash the decks, stain the decks, clean the gutters, repair the road, fix the septic, repair the roof, trim the trees, rake the leaves, put down the mulch, deal with the critters, fix the appliances, heat during winter, worry about frozen pipes, pay the taxes, pay the insurance, pay the gas, pay the electric. We got to the point of dreading to go there. We never rented it as it was very personal to us.  Really bad financial for us.  Buying and selling were happy days. It was a boat on steroids. Proceed cautiously.

5BR/1BA - That's a lot of waiting.  I would have converted a BR to a BA.  It does look pretty rough.  Time to lower the price I suspect.

Class B - No carpet, luxury vinyl plank, stainless appliances, paint agreeable gray w/ white ceilings, if current countertops are in bad shape, I replace with quartz, if cabinets are rough, I paint white, if bathroom mirrors have no frame, I miter cut door trim and attached with calk, ceiling fans in all BRs, W/D hookups, add deck if possible & cost effective, if flower beds around house, cover with pine needles, last contractor in is professional cleaner. 

It's not so much the rental price as it is attracting good tenants at an acceptable price.

M2M rental agreements all day long.  You do not have to worry about 'making a case'.  You can deal with misbehaving tenants efficiently, and they know it.
