Hey BP Community,

So as we all know, Property Managers are an integral part of building a solid team. My question is coming from the perspective of a newer investor. As we do not yet have much business to offer, what advice would you give with regards to reaching out and making contact with someone? How can a newer investor be of value to them when they can't yet add value to the company? Any insight on what has worked well (or not so well) for you in the past is more than welcome. I feel this is something we try to go at alone because we have yet to navigate these waters. I appreciate the feedback in advance!

Just wanted to take a second to introduce myself before heading in to help some patients lol. I've been immersed in learning about as much content as I can over the past couple years, and having finished school (finally) I am ready to take action. @Clay Kallman very true, I think the skill to add now is finding ways to make a property different while still abiding by the different zoning rules. Back to the drawing board over here. Thank you for the input!

Hellooooo BP Community,

I understand every market is different, but when looking at a multi family property what bed to bath ratio would you consider a good standard across the board? If anyone is in the Raleigh/Durham area and would know more specifics for that area that would be great to. Hope this can help shed some light on building a great criteria for newer investors!

Firstly, great question. There are a lot of books out there that go in depth about this topic you can surely check out on the BP website. I'd say, for a SFR if you're looking to house hack it you could do by the room where you rent out rooms to others and have them cover your mortgage while you don't have to fork up as much. If you're a super go getter you can rent all the rooms, put a curtain up in the living room and live on the couch haha. But making sure you have a property that will attract potential renters is important. For that location is important, and having a good understanding of what the comps in your area are would be helpful. For that I'd say look for someone in your market who's doing what it is you're looking to and see what problem you can help them solve in exchange for a bit of advice.

I totally agree! Itโ€™s important to remember the stage of life heโ€™s in and what is goals are, younger folks want to invest and play the game, but for him he might just want to go with it being in a safe place so he can simply enjoy life. I personally canโ€™t wait to get there on day

Great insight,

You're absolutely right John & Darius, those Georgia senate seats will mean be a big factor in how things are going to look moving forward. And Taylor, thank you for that insight! I'm looking forward to the plan they put forward and hopefully can move from the wage earner to one where interest and inflation help me out some. Again, I appreciate the input!

I have a question that I think can be helpful to many. With the results of the election what implications can this have regarding taxes and real estate? Additionally what are some sources you would reccomend to keep us updated with all the changes regarding that topic which will come about in the coming weeks?
