Glad to see you're taking the right steps to set up your future! Similarly to what AJ said, absorb information like a sponge and really try to find a niche you understand and commit to that. There are a lot of different avenues to take in REI, and that can be overwhelming. There are also a number of books out there you can read and I'd recommend "How to Invest in Real Estate: The Ultimate Beginner's Guide to Getting Started." Remember Rome wasn't built in a day and it'll take time, but discipline and consistency will keep you on the right track. Best of luck on your future endeavors!

Thanks for these suggestions. Learning to work on, and not necessarily in your business is what separates one from simply working another job. I will definitely add these to my reading list and look forward to learning more on these mindsets!

@Chinyere Orie great question!

A great phrase I often hear on mentorships is “A Honda takes you from point A to point B but a Ferrari gets you there faster.” In real life my Toyota works just fine lol but metaphorically speaking the analogy holds true, t’s all about finding the right one!

Although I haven't gone through every book (yet), I'd have to say my two favorite would be 

1. The Book on Investing in Real Estate with No (and Low) Money Down - Brandon Turner

2. Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties -David Greene

These two really helped me with cultivating the right mindset in a way I could understand, and more importantly, gave me what I needed to learn and take action. I hope that helped!

I was just listening to Ryan Dosseys interview on DMM. Very informative and maybe you can take some things from one he said and apply them to your business model. It won't be easy but don't give up, I'm confident with some adjustments things will pick up. Also, sorry about the dead chicken that is...unfortunate lol. For an investor looking to own 60+ units in the future, I agree that having a PM is going to be a necessity. We all have different goals and I'm not sure what part of the wealth building stage you're in, but this could very well be the part where you don't focus on the cashflow necessarily. Of course it's nice to have, but taking advantage of the tax benefits and having a property where the equity is being built up, could be seen as your mini reward on the way to larger rewards on the back end. At the end of the day, time is money and having a PM deal with the day to day nuisances is worth it when your time can be used in finding more deals instead of fixing a light fixtures. Keep posting and asking questions, you'll do great!
