I totally hear what you’re saying with getting a friend with those qualities to help with that process! The thing for me is in new to the area and have yet to make a ton of friends (give me a couple weeks I’m sure it can happen). Tenant screening is so important and a big part of making this whole thing run, the right person to find them, and right person in the property is super important. I’ll most definitely take that advice and see what happens in the next couple weeks. I really do appreciate the insight!!

Honestly, what I'd like to gain at the end of the day is efficiency. Coming into a new market, I'm not sure what neighborhoods or streets even, are most desirable. Additionally like you said, what good comps would be acceptable. The same goes for job trends and where they see the market moving. As for staying in constant contact, I believe that with the right criteria and systems in place, the need for continuous communication can be kept to the pressing matters (screening tenants, CapEx, etc.) . I would love to talk more if you have the time to. Thank you for the reply to the post!

@Jonathan Taylor Smith - I think it’s great that you have such a good understanding of the Durham market & especially surrounding areas. Lower prices do make things a bit more affordable, but I get that lower rents can be a downer. I’m not too familiar with the area but would love to learn more. I totally agree that this market is up there in the list of most desirable. The area has a lot of “potential” which in my opinion is part of the reason so many are flocking to it. I’ve gone through some MF that are sent to me and you’re right when you say they are overpriced or need too much work. The deals I’ve combed over have definitely fallen into those two categories.

I’m making trips between Boston and Raleigh now, but as soon as I’m 100% grounded I’d really like to go to a meetup. As for the TREIA, I will be in that link as soon as I can for sure! I appreciate the welcome and the input. I’m looking forward to our continued conversations and future success!

Hey BP Community,

So I asked this question in another forum, but figured we could all learn so here goes nothing.

As we all know, Property Managers are an integral part of building a solid team. My question is coming from the perspective of a newer investor. As we do not yet have much business to offer, what advice would you give with regards to reaching out and making contact with someone? How can a newer investor be of value to them when they can't yet add value to the company? Any insight on what has worked well (or not so well) for you in the past is more than welcome. I feel this is something we try to go at alone because we have yet to navigate these waters. I appreciate the feedback in advance!

Hey @Jonathan Taylor Smith - Thank you. The weather is much nicer than the northeast! To start out I'm looking for SFR that I can BRRRR (emphasis on the repeat) and move that into MFR. I'm really focused on that, granted if a MFR comes up that meets my criteria I would not be opposed to it!
