21st century. In digging through their website, they won't finance me buying and moving a home, but  I was surprised but in the fine print it mentions: 

Age of Mobile Home – In most states, no restrictions apply. AL is limited to 20 years or newer. ME is limited to 2008 or newer. MS is limited to 1999 or newer. NY is limited to 1995 or newer.

Hi Cayla. Like you, I'm looking to buy my first Tulsa property, but Im not local, so its not easy. I've been watching Tulsa real estate from afar for about a year now. Ive seen almost no "duplexes". What I have seen repeatedly, is SFH, advertised, and then in the property description, almost as a side note, 2nd unit included. Maybe its a converted garage, or a complete 2nd home on the property.

I asked a realtor in Tulsa about the zoning, legality, code enforcement, etc of this, and was told Tulsa isn't policing this.  It requires more time to find, but may fulfill your need.

Best laid plans....

Earlier this year, I started making plans to purchase my first investment property in Tulsa.  Because I am out of state, plans were made to spend some time there. 


Then came a Federal Jury Duty summons.   Tied me here for a month.  By the end of that month, I had caught covid, which turned into a hospital stay.  Totally sidelined.  

i havent given up.  But I think its going to be spring before I can resume my plan. In the meantime, I would like to offer admin services to an investor preferably in the Tulsa market, in exchange for guidance? 

I am not working, and have time on my hands.  I can do research, telemarket, produce and send yellow letters, basic bookkeeping, or whatever.  I have 25 years experience in a wide variety of fields including office management, building maintenance, accounts payable and receivable, and property management.  

I have a limited amount of money to invest, so I need to invest wisely, and have decided I need a mentor? 

Does anyone need some free labor?

 Nope.  Not a one would willingly remove anything.  Even when it was proven to be an error, or duplicate.  They dont get paid for that. 

Its easy to say, "you owe it, just pay it"  but its not always that clear cut.  

Is your car loan reporting?  Be sure it is and never late.  Also, credit karma lets your landlord report your rental payments for a fee.  If you have 12 or more months of on time rental history, consider that.  You need positive on your report to drown out the negative til you get it off. 

And contrary to what most on here have said, waiting for things to roll off, saving more, postponing investing until you are "ready"?  I disagree.   Life has a way of kicking you in the teeth just about the time you start to feel comfy.  You have no way of knowing what your situation might be in 2 years. Imo, the time to invest that $20K is now.  Maybe not in LA, but you can start with one door somewhere cheaper and build. 

While paying off debt is the right thing to do, you need to do it carefully. 

Even settling or paying off old debt will not help your scores as much as you might think.  If you have a debt that is 5 years old, and you pay it off, that updates its lifespan on  your credit report as a paid debt, for another 7 years!  

Talk to the creditors and make removal of the item contingent on payment. And if you are going FHA, they tend to frown on open collections anyway.

Its actually easier than you might think to improve your credit. I own that t-shirt. 

1.  Have gf put you on a couple of her oldest or highest limit credit cards as an authorized user.  

2. Sign up for credit karma, and use their links to protest absolutely everything on your credit report.  It wont get removed the first time, or maybe not the 5th, but sooner or later some creditors will fail to validate and it will be removed.  Do this especially on bad debts you have paid off. Paying off a debt doesnt remove it from your fico, and doesnt improve your score.  Getting it removed does.  

3. At 575 with decent income, you should be able to get a credit card in your name.   Try capital one.  They will start you at a $300 limit, so charge and pay off $100 a month. Avoid cards like first financial that chg a monthly fee if you can. Too easy to miss paying that fee.  

3 months of this should get your score up over 600, and continuing work will get you even higher.  

My husband had over $500K in medical debt, and a 530 score. I put him as AU on my cards, etc. and his score is currently 729.

A hot July in Denver especially on a southern or western exposure is kind of like trying to grow grass on a brick.  A clay brick. 

Most of Denver is clay soil.  Water runs off not sinks on.  Several things can help. 

1. Aerate. 

2. Presoak. Set your sprinklers to water each zone 5 minutes, run through the cycle then set them for a second cycle for 15 or 20 minutes.  The presoak softens the ground and helps prevent runoff allowing moisture to get to roots. 

3. Be sure you are watering before daylight in the morning not at night. Night watering can promote fungus. . 

CSU extension is marvelous.  They will take the time to answer you.  Im a master gardener, and once found wierd purplish ball shaped things in a clients garden bed.  I sent them a picture and CSU identified them as phallus impudicus eggs.   Google at your own risk.

I had planned a quick trip to Tulsa in August, but that has been pushed back thanks to  fed govt summons to jury duty. 🙄.  Kinda sucks cause there is a house Im really interested in but need to actually see it. Oh well, bound to be another.

Good morning.  I'm reviving an older thread here, since I hope that it flags to the original posters who invest in N Tulsa. 

I'm out of state, but grew up,  lived and worked in Tulsa and NE Okla for many years.  I have a small amount of money to invest and am looking at N. Tulsa or west Tulsa.  Looking for "C" ish property.  Buy and hold. Not naive, I've managed 80 units that were D or less so I have a fair idea what I will be getting into.  


I'm looking for people and advice.  Wholesaler, lender, etc. Input from people who are there.  I will be driving to Tulsa later this summer.    

Any and all ideas or input welcome.
