Wedding venues took a big hit this past year which may play into why the owner is selling.  My daughter had a venue booked for July 4, 2020, and you know what happened to that!  We reconfirmed for july 3, 2021 and they kept our money.  

I would be curious how that would work in your case?  If the current owner took pymnts, and now is selling, are there outstanding deposits blocking your ability to rent the venue in say, June?

Is it listed?  I would contact the realtor.  But.  If you experienced job loss, it will be difficult to get a mortgage.  Lenders look for 2 years stable job history with a likelihood of that income continuing. 

He may be telling you its for sale as an excuse to get you to move.  Are there other programs there are for rental assistance?  City, county or state? Talk to goodwill.  Dig into eviction law for your state, see what options are there for renter protection. At least, you might be able to delay the proceedings so you can find a new place.

I dont think there is a specific answer to your questions. Can you get a HELOC? Probably, yes, but the variables on that make it difficult to give you the figures you requested. I would suggest you do some research yourself allowing for your credit, regional differences, etc. A good place to start might be bankrate.com. They have calculators for you to determine payments with a variety of scenarios.

1. 21st century mortgage very flexible.  They dont require 800 ficos, land, as low as 5% down, in many states it doesnt look like they require it to be post 1976.  Naturally, the one thing I need, let me move the home from one park to another, they dont do. But otgerwise, a strong possibility.

Im also reading about FHA title 2 home only loans, but still struggling to gather info there.

You mentioned you are getting into investing, what about partnering with him to invest in florida property?  He locates, and inspects a property, you buy, hire him to repair and manage?

Suggestions needed for a way to finance a multisection home that needs moved?  Comparables here in the $80k range. Total outlay is $45k.

Yeah I totally agree.  I m trying now to find a way to buy and move a multi section to a park here so I can do just that.  Comparables are over 100k, and my costs would be about 50k, but getting shot down on financing.    If I manage, it should be a nice owner carry.

Ive been turned down in every park to rent. One park buys up any available home, and rents it themselves, as well as buying new, cheap units, setting them and renting, but will not allow owners to rent.  It would be possible to do an owner carry, rent to own though.
