Good Day BiggerPockets crew!

I am currently an investment real estate agent in the Middle Tennessee area, especially around Nashville! Now I want to be an investor myself, so working at a firm with its niche market in working with Investors to help them get their property is a perfect way to continue my work on my skills in sales and marketing while also building a circle with people who I want to be in the future!

Now, for my fellow investors that have agents working for them on acquiring properties for y'all, what are some key tips or things that you would love to see us agents improve more upon or see us do better at when working with you guys? I want to be the best agent I can be for you all, so I would love to hear your perspective and view on y'alls experience with being with an agent!

At the end of the day, the agents and I want to bring you guys properties that earn you profit! constructive criticism and feedback always helps us in doing better!

I love this post! I work within the Middle Tennessee market that includes Nashville so this is definitely an insightful post for investors wanting to park their money into real estate in Tennessee!

As an investment agent in Tennessee, I would. Most rental properties around that area have the appliances added in the property (except Washer/Dryer, now that can be up to you). Honestly, I would just market your rental property saying that it comes with the house, so your tenants can know upfront that they do. That way, if they do have appliances, its on them on where to store their appliances.

Hey Anya!

Love the motivation! I decided to be an investment agent in Nashville because I stay in the Kentucky area and that wasn't a fit for me. I am assuming you have already looked at the market around in your backyard and figured that it was not a fit for you, In which I understand!I like the minimal options you do have, that will push the process faster! Now what I would do, is take a weekend to the area that you are really leaning towards and see how you are feeling on the area. I am a more visual and sensory person so i want to have the feelness to it! Now, after doing that, I would connect with people you would need to connect with within the area (property managers, investors, even agents (PLUS is they are inventors/specialized in investment properties too, that will help you a lot wil ARV and stuff)), once you connect and have your team, then you are unstoppable!

 Honestly, I would go by the place in which you know most of their "Backyard" of. What I mean is that you honestly can park your money anywhere in the U.S. if you know the right market, connections, and areas from people that have stayed in that area.

I am an investment agent in Tennessee, so I am more of an expert in that area. They are also people that can help you within the other areas you have listed as well. If you ever get free, I would save a weekend to at least feel out the city that draws more of your attention. If you like it, connect with people around the area (like property managers, local popular agencies, and also investors!)

Where are you trying buy out-of-state property at? I see a lot of Memphians in the chat, I use to live there for a year and I gotta tell you that Memphis will always have my heart! It is one of the more afforable markets right now, but I would pay for someone to manage your properties and run a credit score check and other procedures haha. A lot of my former clients and people i networked with are investors and they prefer to invest in properties like Collierville, Germantown, and even in Mississippi cities near Memphis like South Haven and Olive Branch!
