Not really. You have to go to meetups, and solicit people regularly to get off market deals. I'm starting to see progress from relationships I've nurtured for years.

Charge a higher rent amount. That's the only way to not be in violation of the law in CT.

@Alexander Rodriguez - I try not to rent to people that are related to each other or are really good friends. It will likely make you have two vacant units at the same time instead of one.

I think you can see what lawyers do by searching some evictions in the CT judicial system and then use whatever they do. We do it short and sweet.
@Ryan Austin Foreman - real estate is definitely cyclical but you can make money at different parts of the cycle with different strategies. Currently, I think the buy to hold strategy will not pencil out in most markets but flipping is minting money (if you can find the opportunities).
I think the biggest thing is to talk to people like us and/or make relationships with experienced people. Networking groups like CTREIA, CTPOA, or ones done by @Ryan Luby, @Brandon Rush, @Stephanie Cabral, @Devin Peterson for example can put you in rooms with people that can help.

@Robert Gorman - CT has reduced the lead levels for what is considered poisoned. They are giving funding to people with young children in the property. I would try to apply for the program while the funding is available. DM if you want to discuss further.

@Robert Gorman - there is definitely state money available to do this (especially if there is a young child in the home). The state significantly reduced the lead level in a person's blood to be defined as lead poisoned and they continue to push that number down further. I'd try to take advantage of it if you qualify. You'll likely be forced to do it on your own dime in the future.
