You'd be surprised how many contracts get signed without all of the owners.

At what stage of the transaction do title companies usually request identification from the sellers? Does it vary or should it always be at the offset when the title search is ran?

The reason why I ask is because my title company requests at different stages. With the first transaction it was as soon as they opened the file, but with the second current one they waited until the title commitment came back. Now the sellers are unresponsive and this is holding up the closing.

When this happened to you in the past, did you eventually get paid? 

I have sacrificed my hobbies, favourite tv shows and social life over the past three months just so I can put every spare minute outside work into wholesaling. Despite struggling with my declining poor mental health, exhaustion, stress, anxiety, and financial worries this whole time. 

I’m at a point now where I just desperately need proof of concept and some financial reward for all the hours I’ve put in, no matter how small. 

I’m determined not to lose this deal that I worked so hard to get.

Akin to a third wheel in a romantic relationship. This is so true and accurate! I should have been more assertive and insisted we use my preferred title company from the offset.

I’ve been trying to call the title company for the past half hour but it just rings and rings then goes to voicemail.

I have only received one email from them since the transaction started, and it was from a Gmail address. They have a website so I find it odd that the escrow officer wouldn’t use her business email to communicate with me.  

Unfortunately money is so tight right now and I cannot afford to file a memorandum of contract.

have a wholesale deal that is supposed to be closing on Monday.

The buyer purchases 3000+ properties  per year with one title company and was adamant we use the same one for the purchase.

Since instructing title I have not received any updates from them directly, only through the investor. I get the feeling he prefers it this way, maybe because he’s filtering out information he doesn’t want me to know for some reason.

When I spoke to him last week he asked how he can wire me my assignment fee direct and suggested I don't deduct tax from my earnings. This set alarm bells ringing. And now the fact the title company haven't been in touch to ask for my bank details yet, nor sent a HUD, is making me even more suspicious.

Something about this whole transaction just feels very off. I can’t quite put my finger on it.

What do you think I should do?

I unfortunately had a very bad experience with this company. 

I called to follow up two days after sending across a signed contract and spoke to Christine. She said the property may be too far away and that they might not be able to take on the transaction.

A few hours later she emailed me and asked where I was located and how I found out about the company. I replied promptly on Sat Oct 7th and have not head back since.

I am presuming they cannot accept the transaction, which is totally fine. But it would have just taken a couple of minutes to shoot an email across and let me know. It's common courtesy!

Such poor communication and extremely rude. Very disappointing after reading your recommendation Sandy.

Thank you for replying. If I find a partner to sign the affidavit for me does their name to be on the contract as well in order to and it enforceable?

So you are in the UK but wholesaling property in US?

How do you get repair costs? As-is value? How do you walk the properties?

I’m wholesaling land, so don’t need to worry about walking the property and  estimating repairs!
