This is a 2/2 1184 sqft house which is a converted duplex (used to be 1/1 a side--still zoned DUPLEX). It needs a bit of work (see breakdown), but should rent out pretty easily as SFR or for a bit more work, you could reconvert back to a duplex to get a higher rent.

Price: $72,000

Rehab: $20,000

ARV: $110,000

 Rent: $950/mo currently, $550-600/side as Duplex

This is a cheap little deal in the Cockrell Hill area of Dallas. It has a larger corner lot on two not-very-busy streets (one of them is a dead end) and is right near the elementary school. Rehab is pretty light--just interior cosmetics only. Houses are getting up to $157/sqft in this subdivision, and it should rent out easily for $1000/mo.

Price: $91,000

Rehab: $18,500 for a flip/$14K for a rental

ARV: $135,000

Rent: $1000/mo.

It needs some cosmetic work, but seems to be in decent shape overall--especially the kitchen, which is surprisingly updated.

Rental comps in the area look to be 1500 a month.

    Great off market property for a flip or rental in Kingsley Courts subdivision of Dallas (Richardson ISD)! Right next to the L Streets. Home is clean and has some updates, but will need some more cosmetic upgrades to command top dollar. ARV has been discounted due to the fact that we side to Plano Rd. One of the comps sold for more than list price at $405,000. Rehab includes paint, flooring, bathroom updates, and landscaping. Kitchen already has stainless steel appliances and granite. Just needs some back splash and repaint cabinets. Structurally and mechanically the house is in good condition. You can also get $2200-$2300/month in rent.

    Small town between Mckinney and Sherman. Needs a full rehab so not for the novice or heavy redo's. 3/2 built in 1952 home is in bad shape, but feel for the size and area a $40-$50K Rehab will get it done. This will be a flip deal so call your NetWorth agent today.

    This is a 3/2 1630 sqft framer with a 1/1 apartment in the back beside a vacant lot in Fort Worth. It needs some cosmetic work, but seems to be in decent shape overall--especially the kitchen, which is surprisingly updated. This is a situation where the investor will sort of need to know the area--as much of the sales and leases are off-market here--just one block over, there is a 2/1 1200 sqft which is getting $1450/mo, according to the owner, so I think a combined $1500/mo when it's fixed up is more than reasonable.
