Pros:

- Low DOM
- Foundation and A/C are good

- Little Elm

- Conservative value

- half acre lot

Potential Investor Concerns:

- Down to Studs

Notes: Excellent Flip opportunity in Little Elm Texas. The house has been completely demoed and just needs a new roof and to be put back together. Homes in this area are selling for an average of 126.25/ sqft. I have our ARV at 105.67/ Sqft. Solid neighborhood.

how do you guys manage multiple llcs and do the debt snowball method? wouldn't you need an operating or holding company LLC? also a follow up question, could you have only one bank account if you use a operating or holding company LLC?

Wondering about this as well. I'm considering leaving Wells and going to another bank. Was considering Alliant Credit Union or BOFI because it seems to be investor friendly and I would like to begin developing a relationship with the bank I use for my business needs.
