This is a 3/2 1630 sqft framer with a 1/1 apartment in the back beside a vacant lot in Fort Worth. It needs some cosmetic work, but seems to be in decent shape overall--especially the kitchen, which is surprisingly updated. This is a situation where the investor will sort of need to know the area--as much of the sales and leases are off-market here--just one block over, there is a 2/1 1200 sqft which is getting $1450/mo, according to the owner, so I think a combined $1500/mo when it's fixed up is more than reasonable.
