From a newbie's point of view, I think it would be better (depending on your market I guess) to provide fridge and washer/dryer. If a tenant sees a place that has everything they need wouldn't that be more appealing to them? 

Very informative information for a new guy. I was looking at purchasing a condo and renting it out as my first property. It was in my budget and had a tenant in place. I spoke to a few property managers and they turned me away from condos all together. Reading through these posts I see a lot of similar points they brought up. Pretty sure I'll be passing on condos. At least until I have more experience.

Hey there and welcome.

I'm new as well, but figured I'd tell you what I've done. I would check out the "Starting Out" section of these forums. The sticky's have it pretty much listed out. Besides that definitely read the Ulitmate Beginners Guide you can get from the Learn tab up top. Also check out the podcasts and blog.

Hope this helps from another new guy. All of this is to educate yourself before you take action.

Hello awesome people of BiggerPockets!

I am 22 and had to move from my home all my life, in Kansas, to the Branson area with family. I've been here less than a year and have stuggled with finding a decent job. (I left an awesome job) 

I have always been mindful of money and interested in various forms of investing and/or entrepreneurship. My first investment came when I was 19 into a couple mutual funds. Since I moved my interest has grown to a want, partly because of my struggle with jobs but also because I realize the importance of investing for retirement as well as good living. 

As far as real estate experience goes, I have none. I have been reading books, the blog, listening to podcasts, and now have joined the community. So far I've spoken to a couple property managers I got good feelings from. Now I believe the next big step is getting financing.
