Thanks for posting this question! I too have been on all the websites looking for and analyzing properties. I would think this is at least good for practice analyzing, but like you would like to know if there are other/better ways. Is it smart to call the listing agent? Should I just start calling realtors asking if they can find property for me? Thanks again and good luck.

Thanks for posting/asking this! I was under the impression from BP and a few people I've talked to being a landlord is like being a superhero. You need an alter ego. Thanks to everyone else for posting and clearing up the fact that it's not horrible if your tenants know who you are.

I don't want to speak for everyone, but especially for me talking and networking with people is a huge part of being taken seriously. It takes time to build a relationship and for people to help you. It's hard to be taken seriously just walking into a bank or whereever and saying I'd like to do blank. Just my two cents.

You just cleared something up for me as I was analyzing property and adding tax and interest on top of my mortgage. So I had been figuring less cash flow. Thank you!

I was using this blog post by Brandon in which he talks about both cash flow and ROI. He says take half of your monthly rent income and set aside for expenses (I figure tax and insurance as part of this until now). There is also a video that Brandon uploaded and he says he looks more importantly for cash flow than ROI.

Great topic to get everyone chiming in on their goals, stories, and motivating discussion. 

I am 22 with no experience in REI. I graduated Wyotech (Automotive Training) and worked at an awesome dealership for about a year and a half. My family then decided to move and reluctantly I chose to go with them, even though I actually loved my job. Since then I've had no luck finding another awesome job so I've looked into REI again. I studied up on it when I was 18 before I chose to get my automotive training.

Now I'm looking for SFH or MFH that I can update or house hack. I want freedom from my job, greater income, and to work for myself with my own schedule.

I have gotton various responses, but multi family seems to be leading from what I have heard anyway. I would like to know if you can/should use a property manager if house hacking.
