@Tiffany Ramus What a surprise to hear from someone on a post this old! Unfortunately I haven’t gotten anywhere with my real estate investments. Fortunately I’m still on Bigger Pockets!

Awesome. That is some of the best advice I've had. Since I posted this I actually changed my mind to a stick built house for reasons pretty much what you stated. I'd love to hear about your house and what you did to it. Thanks.

Thanks for the response. I've been searching in that manner but I'm so overwhelmed at all the options. I'm now trying to decide if a pre-built building or a shipping container is a more viable way to go.

Does anyone in Wichita, KS know anything about building a shipping container tiny house? Maybe someone who has knowledge or experience in something like that. I want it to be stripped down and simple as possible. Just need some guidance and ideas to get the most of the space but keep it simple.

Hey everyone from Wichita! Haven't seen this many replies for a while. Newbie here glad to see so many others with experience in the area. Hopefully one or more of us can help each other out. I'd love to talk to someone and maybe see you guys at the REI club.

That's awesome @Jeremy Jakeway! I've been on BP for a few months as well, but only just starting out in REI. I hope to buy my first buy and hold rental property this year. There probably isn't anything I can tell you, but I am in Wichita as well.

No credit score making it difficult for me to get pre-qualified. I guess my lack of knowledge on how to go about creative finanacing. Plus without being pre-qualified I'm scared to start talking to realtors on the basis they might not want to help me without knowing I have proper funds.

@Jonna Weber

Thank you for replying! I will call and find out if I can get a landlord policy. Are the renters/tenants required to get their own insurance as well? Renters insurance?

@Jon Holdman

So landlord insurance replaces homeowners insurance? Is landlord all you need when you run a rental? Are there different amounts of coverage? Thanks in advance for your time/replies.
