I do allow pets, but I have to meet and approve every pet. I charge a 1 time fee of $450 per pet and a  max of 2.

we originally were looking at the same idea. buy beach front, get rent, and maybe enjoy it with the family on occasion. i talked with a friend who owns several and he talked me out of it. instead i went into year round rentals. the issue is you have to have everything I vacation rentals (pans, pillows, sheets, etc). it had to be a fully functioning house. on top of that, maintenance will be more than toy can possibly imagine. I would definite lyrics usr a management company of you go the beach route and know the house will get trashed. sand.. sand... and more sand.

I have 1 account for all properties. I use an online software which links to the account within the software, I label all income and expenses so I know exactly where all the money is coming and going. there is a question about having all properties in 1 account when talking about liability, but that may be a different thread.

I do not invest in the Southern side, but on the east side, trying to get a deal is impossible (or next to) if you are going through MLS. Good houses have 3 offers by the next day, and fixer uppers, are priced at retail. Getting houses before they hit the market would be your best opportunity.

I am buying a lake front property to be used as a long term rental property. Should I install a fence along the lake to avoid people falling in? My thought is to add a clause in the lease expressing the possibility of drowning if one falls into the lake. It sucks we need to even discuss these things, but in today's society...

I have 7 rentals in Raleigh mostly in b neighborhoods. I specifically buy in these neighborhoods and my renters are generally singles (2) or younger couples. You could find any type of rental within Raleigh. You need to figure out what you want. I have looked at houses in lower class areas but made the conscience decision not to buy because of the renters I would attract.

I do use a standard lease agreement with some changes, but I am unsure where I originally got it. My attorney did recommend a new lease to be safe, so I am going that route. Thanks for all the replies.

I have a leased property coming due in 45 days. I will be increasing the rent and would like to get a 1 year renewal. Can I send a 1 page addendum to have them sign which states the new payment amount, the new start and end date, and a reference back to all the other terms as stated in the original lease, or do I need to get a completely new lease signed?
