 He shared the information with me as he did not want to do credit check if it was an automatic rejection. I informed him I was not certain how the criminal check would be viewed. I did ask him if it was a misdemeanor or felony. He is not sure now as it has not been resolved (offense was in October 2015), but his attorney believes it will be misdemeanor as it is his first offense. That is why I was wondering if anyone knows how the online app views DUI.

I have a prospective renter who has a recent DUI. I use the Smartmove app to screen. Does anyone know if the Smartmove flags DUI's. If the app automatically rejects because of DUI, I would not want him to waste his money. Thoughts?

Based on the examples, I find it had to believe hey are providing a profitable service. I am buying rental properties in the Raleigh area in the $150k to $160k range which rents out for $1,300 to $1,400. What they are presenting does not appear to be a quality investment return. After all the expenses are accounted for, I am curious what kind of cash flow they would project on that example house of $229,000 and renting for $1,600. Are they including vacancy, taxes, insurance, HOA fees, etc? If this is the best they can do, do some homework and cut them out of the picture.

Not sure this is the right venue to ask this, but when I try to follow a Biggerpockets Alert link, I receive a "This site can not be reached" error. It used to work, ut for the past several weeks, nothing. I can access the posts by logging into the website, but very inconvenient. Anyone else having this issue?

Welcome Robert. I would recommend start going to houses for sale to get an idea of the market, even if you are not in a position to purchase yet. Also, you can begin research into areas to invest. As far as developing process, other before you have already done this, so use BP to go through some of these. There are some great articles on BP. I like the ones on getting tenants and screening tenants.

I am in the 27604 zip code and find them via mls. The nicer homes well have multiple offers within days of hitting the Market.

Ditto what others are saying regarding finding a deal. I buy in the $150k range and rent for $1,300. I can not say that I have found a "deal" in my purchases. But, I can find nice 3bd/2bath for $150k which need\ little to no work. I can turn around the home and have it ready to rent in a week. I calculate a cash flow of about $750 for a $1,300 gross (not including any mortgage payments).
