Post: Referral Fees to a friend

As a new real estate agent, I am still learning the ropes. Can I pay a $100 referral fee to a friend or family member that helps me find listings? Is it better to pay with a gift card? I'm not trying to bend the rules or anything, just trying to understand. I'm in Arkansas if that matters. Thanks much.

Right now, my biggest challenge is chasing rent. I have 7 units so I'm still pretty small. Most of my rentals are lower income; however, my rentals are clean and well kept. I will use a PM company only when they are too much to handle. 20+ units? Edit: I work for an appliance repair company. I have a close friend that is a licensed combo plumber/electrician so I have those things working in my favor.

Anybody have a suggestion on dealing with older kitchen cabinet doors that don't want to stay shut? When you close the door, it pushes back out an inch or so. Just seems like it takes away from the overall crispness of the kitchen the the doors are not flush. I'm not one to nitpick over these things, but this one bothers me. Any suggestions?

If it's listed through a realtor, the seller is obligated (morally and otherwise) to sell it through them. They could let the listing expire and you could go at it.
Bryce Y. Without the clock, how will they know when it's time to pay rent? Smh :-$

@Mary B. The ARV will be roughly $45000. This will be a nice house when I'm done, but this is a poor (low crime) neighborhood. Thanks.

Hi everyone.

524 N Robinson Harrison, AR 72601 (If you google it, it has been repainted and has a new roof)

Purchase price: $28,000 / Closing costs $500 / Remodel costs $2500 / Loan will be $0 down (leverage), 20 year @ 5% ($185/mo) / Taxes and insurance $100/mo / Expected rent $475/mo / Vacancy rate and maintenance: who knows

I thought it looked good, but can y'all help me crunch those fancy numbers? Not real sure what cap rate, etc means or how to fully interpret it. Thanks!!

I made a dumb move, I know. I let a husband and wife (she's an acquaintance of mine) move into a SFH without paying the deposit. She was supposed to pay extra each month. They've paid their rent (after some chasing my money) monthly, and have only paid $300 extra. They still owe me about $1200 for the water bill I carried, the deposit, and a little back rent. Any suggestions on how I go forward? If they're broke, they're broke. If I move to evict them, I'm sure I'll never see the money. Thanks in advance.
