IS THIS WRONG

I have been interested in a property, for quite sometime and it is listed through an agent, however through public record I know who the owner of the property is. Not sure of what the rules to the game are can I contact the owner directly. Is it a conflict of interest, is it legal given the fact that I have spoken to the realtor. Lets say i bumped into someone at the grocery store and just happened to let him know i was interested in some real estate, is it ok to cut out the middle man out being property has been on market for about 8mths listed as needs to sell. (OPINIONS OR ANSWERS). Thx
