Behind on rent...

I made a dumb move, I know. I let a husband and wife (she's an acquaintance of mine) move into a SFH without paying the deposit. She was supposed to pay extra each month. They've paid their rent (after some chasing my money) monthly, and have only paid $300 extra. They still owe me about $1200 for the water bill I carried, the deposit, and a little back rent. Any suggestions on how I go forward? If they're broke, they're broke. If I move to evict them, I'm sure I'll never see the money. Thanks in advance.

Ryan, There comes a point in the relationship like this where you know it's not going to get any better. Offer them cash for keys (check BP website on how to thoughtfully do this). Meanwhile start the process to get the correct tenant in (again, BP website is a great resource if you haven't already found it). They have not lived up to their end of the bargain so far. They aren't likely to start now and will only continue to frustrate you.
