I did see that right before I sold my place in August 2019.  Glad to hear they were reasonable.

In addition to the regulations, I would do some research to determine what the current market nightly rate is for your area.  Throw together a quick P&L to see if the numbers make sense.  Best of luck....It sounds like a really cool opportunity!

So many associations are mismanaged....it's so sad.  The reality is that most of the people running the AOAO have no experience.  It is the most FLAWED system that need a complete overhaul!  Talking from experience as a past commercial real estate asset manager and president of my AOAO for 2 years.

Is it legal?! I was just in Princeville and I had heard that STR was mostly illegal on the north shore of Kauai though also not heavily enforced though enforcement could get stricter

 Hawaii is very strict in general.  My area is considered a resort area so YES it is legal.  I purchased in 2013 and would only consider legal rentals.  Not worth it otherwise.
