Post: Full time job, Out-of-State: Build own team or go turnkey?

I actually did most of my real estate sales with out of town investors. They trusted me to give them quality information on the properties and find the best deal. Coincidentally, most of my business has been with investors. Even though I'm in Wisconsin, I sold more properties to buyers from Florida than from my own state. Found some good deals for them and managed the rehab as most were foreclosures. They have been very happy and are doing very well with their investments. I also have been doing the property management for the Florida investors, but that has gotten to be too time consuming.

I'm working on a strategy to transition them to a full-fledged property management company and convince them to partner with me on the flip business.

I'm on the east coast of WI in the "cooler near the lake" area of the state. I've been on this site almost non stop since I discovered it. I sure wish I had found this forum before going back to a regular job.

Good for you to get out there and give it a try. I find that I often analyze something to death, trying to get it exact. But people who just launch out there seem to have the right idea.

Just a word of caution with some of these lists for sale out there. I can't tell you how many times I receive these yellow-letters for my rental properties. Not sure where people pull the information from, but I'm not in the market to sell and my properties are not mortgaged.

Hello BiggerPockets Community

I am a Real estate broker licensed in Wisconsin. I own a couple of rental properties and have done some rehabs.

My goal in real estate is to create sufficient passive income from rentals to cover living expenses to allow me to work in real estate full time and devote 100% of my time building my realty company. Also interested in doing some flips to help generate capital.

I ran across this site on another blog, and thought it would be a good thing to join. Looking to learn from other like-minded individuals and hopefully contribute to someone else’s success.
