My advice would be to always start an eviction action as soon as warranted, because they can take a while depending on your local ordinances. One thing you might want to consider on the next deal is to get the applications and payment history for existing tenants. If that is not available or I feel shaky about it (you will know by what you see when you view the property for purchase), I stipulate that the property must be delivered to me vacant at close. That way I don't have to deal with inherited issues.

Also, I only accept money orders or cashier checks for rent payment. Its a shame, but you can't even take cash anymore. One too many times with my name being submitted to homeland security for depositing counterfeit bills.

Your property sounds like it fits into that range for first time homebuyers. My experience with this buyer category is that they have unrealistic expectations. I agree with @Bryan H. that you need to match or exceed whatever the competition is doing. New buyers want perfection. If you give them that and price it right, the house won't sit on the market forever.

I'm new to the site myself and have not listened to all of the podcasts, but am now working my way through them after learning how to download to my iphone. From what I've experienced so far, the experienced investors are more than willing to advise and teach the novices.

I was just at a guru session this afternoon, and I didn't hear her say anything that I didn't already know. She must be kind of big-time from Florida because she had a couple of her "students" with her. There is a full day thing with her tomorrow, but at least people are not paying an arm and a leg for it.

Hi @Nick B.

There are bargains to be found in any market. Maybe they are not as plentiful as they were during the recession, but still out there. The thing is to be patient and work to source out the gems. A good realtor, especially one who has experience working with investors, is able to help you find those deals. If you have your license and access to MLS, I suggest you attend the training they offer to members to get skilled in setting up searches that will help you be first at the table when a great deal comes along.
