Bad Deal with these numbers. Cash on Cash Return is about 5% with your numbers listed. I also don't see any $$$$ for closing costs.

Some content, mostly selling you on a 3 day event, then selling you on their mastery program. Caution: I would leave your Credit Cards at home! Many are good salesman. If you decide you want to go later, i am sure they would still accept your money. I know  a guy that did the entire mastery deal. Probably would have been better for him to read a few books, join BP and use the money to buy a couple cash flowing properties. Now he has none of the money and no properties....Not saying the info is bad but make sure you are going to use it if you pay for it.

I would call the police to escort you in and to have a witness, cut the lock, have the plumber fix the problem, patch the drywall, and fix the issue. As a landlord, I believe you have that right. Maybe she will sleep through the whole thing and you will be gone before she even becomes coherent.

One bank acct. for all rentals is sufficient.

P.O. Box is fine.

I have a deposit acct. that my tenants have the acct. number for and make their deposits at the bank on the first.

Car washes can be great investments. Just look at the numbers as you would any investment.

In my experiences, they are not coming back and are probably praying you don't chase them down. I would change locks, clean it up, and get a new tenant as once a day passes, you can't collect that days rent anymore.
