I think it depends on what your goal is and do you need the cash flow. Also at what interest. Work it both ways and see where you would profit more in the long run.
Generally, I tend to take the 15 year do to my goals.

Create relationships with wholesalers in your area, have good targeted marketing campaign with direct mail, for sale by owners, word of mouth, walk neighborhoods and knock on doors. These are just a few.

Sean, I believe if you find true deals, the money to do those deals will find you if they are true deals. Also, I would decide what I want my end goal to be and then engineer it backwards to the beginning (break it down in steps to get there)

Johnny, I believe it depends on what your goals are. It would make sense to me so long as the home cash flows after the refinance. You could continue that process until you have purchased the number of homes you desire.

Stephen, I would definitely tell the future landlords that do a reference check on those tenants, however your second to last line sums it up. I would make sure they have moved out first, returned the keys, and have done lock change. I would expect that from a landlord if I was the one calling to check on a tenant. Then the next landlord can decide if that's the type of tenant they want.

I am already registered. The reason I am going is to get some more education to help benefit me in my real estate investing. I am seizing an opportunity to get educated from many successful investors all in one place at one time, I see it as an opportunity of a lifetime. I have been self employed for the last 25 years and I am using real estate as part of my retirement plan. I also wish to share the information I am gaining to the younger generation so they can get an early start on investing! This is one of my ways of giving back to the community. A free ticket would sure help with the costs of this trip as I am flying in for the event from California and being self employed will be missing a few days pay to go.
