Hi Michael, I self manage all my rental investments. 

@Justin Frye, if the deal is good enough, you will find the money. I would look at a Hard Money Lender or team up with  a more seasoned investor that has the money.

Welcome to BP Laura Entwistle. Wholesaling is probably one of the toughest places to start! Also, it will be very hard to Wholesale a deal off the MLS because everyone has access to realtors and the MLS. Most Wholesalers find their deals elsewhere, like private mail campaigns, driving for dollars, bandit signs, etc.

It is very easy to set up but not necessary to buy a rental. Some people use LLC's to hold rentals and some hold just in their name. Depends on your personal preference.

@Brandon Schlichter , we average around 30% ROI in SE Ohio.

Less financing is available yo end-buyer. Make great rentals.
