@Chris Jensen You should be able to get higher financing amounts, just sent you a PM because I know that there are better programs available for you.

@Elan Adams Hey Elan, Buildium works perfectly for me.  I utilize it for 23 units and I'm able to see everything in one view, print detailed reports, and it's been most helpful in terms of bad tenant issues (having to go to landlord/tenant court) because all of the necessary information is right there with the click of a button and I'm unsure of the cost (they've changed their pricing to a per unit structure and I'm grandfathered into the old pricing model).  You have the option to purchase it monthly or yearly.  I'm sure some other software is out there that works just as well, or even better, but this works for me. Perhaps try out some different software, they should offer trials or at least a demo to see what works best for you.

Congrats for stepping into the investing world! If you have someone that is willing to be involved in terms of providing you $50k for your down payment/rehab, you may be able to structure things differently.  If you get a hard money loan you'll be putting do 10% for the purchase price and receiving 100% of the rehab cost.  It sounds like it could be a good investment, but you will need to work out payments to your investor as many times investors want an overall percentage and or they'll split everything 50/50.
