Hi Aaron, can I ask why Hard Money is not your preferred route? You will receive 90% of the purchase price and 100% of the $50k estimated in rehab costs.

Hi John, Since it is your first deal, yes the rate may be a little higher, but you'll be putting down a lot less money.  Also, if you know that you'll be done with the project in 6 months for example, you'd be paying half of the cost in interest making the numbers relatively close to going conventional.

@John Leonard Depending on the kind of loan you're getting, closings can happen quickly. We can close in as little as 3 days but it does typically take 1-2 weeks to close.

Hey Jeff, you can absolutely use a combination of your own cash and hard money.  Typically we require 10% down on the purchase and provide 100% of the rehab costs, but if you'd like to put more money down you're able to do so, it will also bring your rate down.  

The best way of locating/networking with individuals interested in partnering/investing would be to go to meetup.com and look for real estate investment meetings and also to leverage facebook groups for the same, as well as your local REIA organizations.

Hey John, you should get a sense of their specific loan programs, minimum/maximum loan amounts, credit score requirements, areas where they lend, how quickly closings can happen, if they're a direct lender, what fees are involved...these are just a few to start with!

Hey Quintin, depending on the deal and your strategy, using hard money for a rental property would be a good fit.  There are several programs out there and longer terms available, for example we have a rental program with a 3 year term 8%-9% fixed.
